What is Sparhill?


Sparhill is Houston’s approach to boutique, elevated co-living—designed for people who want the financial advantages of shared living without sacrificing the quality of the place they call home.

We do more than provide a furnished room. We create thoughtfully designed, professionally managed homes where comfort, privacy, aesthetics, cleanliness, and the overall resident experience matter.

We believe where you live should feel good to come home to.

That philosophy shapes everything we do—from the properties we select and the way we design our spaces to the community standards we maintain and the level of attention we provide our residents.

Sparhill homes feel less like traditional shared housing and more like beautiful, established homes shared by a small community of residents. Private furnished spaces provide room to retreat, while well-designed kitchens and common areas make the rest of the home equally enjoyable.

Depending on the property, residents may also enjoy amenities such as in-home fitness spaces, lounge-style entertainment areas, dedicated workspaces, and fully equipped kitchens.

How We Choose Our Homes

Not every property becomes a Sparhill home.

Every location we consider is evaluated against a clear set of standards:

  • Is it conveniently located near Houston’s major employment, educational, and lifestyle destinations?
  • Is there easy access to Downtown, the Medical Center, universities, and other key areas of the city?
  • Is public transportation nearby when possible?
  • Is the neighborhood one we would feel confident calling home ourselves?
  • Does the property provide the privacy, functionality, space, and layout required for comfortable shared living?
  • Can the home meet Sparhill’s expectations for thoughtful design and an elevated residential experience?

We are selective because the property itself is an important part of the Sparhill experience.

Only homes that meet our standards for location, comfort, functionality, and design are welcomed into the Sparhill portfolio.

Our community guidelines help preserve that experience by protecting the privacy, peace, cleanliness and comfort of every resident.

SPARHILL STANDARDS

Sparhill homes are designed to provide a clean, peaceful and elevated shared-living experience. Our community standards help protect the comfort, privacy and enjoyment of everyone who calls Sparhill home.

1. Respect for Shared Living

Residents are expected to respect one another’s space, time, privacy and lifestyle.

Consideration for others is at the heart of successful shared living. Excessive noise, disruptive behavior and conduct that interferes with another resident’s enjoyment of the home are not permitted.

2. Cleanliness

A beautiful shared home stays beautiful when everyone does their part.

  • Shared spaces should be left clean after each use.
  • Kitchens should be reset after cooking.
  • Personal belongings should be kept within private suites rather than common areas.
  • Residents participate in a simple rotating schedule for trash and basic household responsibilities.

Sparhill maintains a high standard of cleanliness, and we ask every resident to help preserve it.

3. Quiet Hours

Quiet hours are from 11:00 PM to 7:00 AM.

During these hours, residents should be mindful of televisions, music, conversations and other noise so everyone can comfortably rest and recharge.

4. Guests

Your home should be a place where you feel comfortable welcoming friends and family.

Guests are welcome in moderation outside of quiet hours, provided their presence does not interfere with the comfort or privacy of other residents.

  • Residents are responsible for the conduct of their guests.
  • Overnight guests are not permitted.
  • Long-term or unauthorized occupants are not permitted.
  • Parties and large gatherings are not permitted.

These guidelines help maintain the privacy, security and peaceful atmosphere of the home.

5. Shared Amenities

Residents are encouraged to enjoy the amenities provided within their Sparhill home.

Gym equipment, lounges and other shared spaces should be used responsibly and left ready for the next resident to enjoy. Damage or maintenance concerns should be reported promptly.

6. Smoke-Free Environment

Sparhill homes are smoke-free.

Smoking and vaping are not permitted inside the residence. Where applicable, designated outdoor areas may be used.

7. Personal Responsibility

Every resident is responsible for:

  • Maintaining their private suite
  • Meeting rent and other membership obligations
  • Respecting shared spaces
  • Contributing positively to the household environment

8. Safety & Security

The safety of our residents is a shared priority.

  • Exterior doors should remain secured.
  • Access codes and keys should never be shared with unauthorized individuals.
  • Unusual activity or security concerns should be reported promptly.

9. Respect for the Home

Sparhill properties are thoughtfully designed and maintained as premium residences.

We ask residents to treat the home, furnishings and amenities with the same care they would give their own property.

Damage, misuse or neglect of the property is not permitted.

10. Professional Management

Sparhill actively manages its residences to maintain a comfortable, attractive and well-functioning living environment.

Our community standards are designed to protect:

Peace. Cleanliness. Privacy. Respect.

Repeated or serious violations of these standards may affect a resident’s continued eligibility to remain within a Sparhill home.
